273 Beacon Street  |  Boston

273 Beacon Street is one of a row of four related houses built to the designs of Peabody & Stearns in 1876 for the builder, A. W. Freeland. During the 1870s, architects continued in the spirit of the Academic tradition but built in brick rather than brownstone. Plain brick walls boasted some conspicuously placed ornamentation, most often cut from a light-colored stone. Robert Peabody’s deep appreciation for pre-Revolution brick architecture was influenced by the works of Charles Bulfinch. “It creates a more congruous background for one’s heirlooms,” he wrote in an article in the American Architect. Group unity of separate dwellings was also prevalent at this time, so as to enhance the harmonious appearance of the street itself.

With its impressive width of 24 feet, the building creates its own spatial intrigue. High ceilings allow original details to flourish, such as the stained and leaded glass on the second-floor rear bow, the four marble fireplaces and original restored front doors. An oversized angle bay gracefully frames a timeless view of the Back Bay. 21st-century conveniences are in keeping with the architecture, as evidenced by the energy-efficient Pella Architectural double-hung windows, which also serve to reduce noise (special care has being taken to isolate noise migration from unit to unit). Other exclusive upgrades include central heat and air, exquisite top-of-the-line kitchens and deeded parking.
